On Free, from the third bookable amenity: a court, the pool, the clubhouse. The Community plan includes as many as you have. Never a silent charge: you see the price and agree before a third amenity is added, and it is charged only for the days it is active.
Smart Gate
€79 per lane a month
plus €490 set-up per lane, once
A camera lane that reads number plates and opens the barrier. The set-up covers configuring the lane and linking the camera. Being piloted: you see both prices and agree before a lane is added, and billing starts the day the lane is live.
Extra AI tokens
€6 per million tokens
For translating and sorting. The Community plan includes 1,000,000 every month. Extra tokens never expire and are used after the monthly ones. Free can buy them at the same price.
Online payments
3% of what is paid online
Only on what residents and renters pay through Vicinio: paid bookings, the shop and holiday rentals, never the deposit or tourist tax. Nothing on cash. The payment provider's own fee is passed on at cost. This way we earn when your community does.

Questions about prices
- What do residents pay?
- Nothing. The community pays; residents, owners, renters, guests and staff use Vicinio for free.
- Is Free really free, and for how long?
- Yes, for as long as you like, with no card. Every home and the gate are included. You pay only if you choose to: €4.99 a month for each bookable amenity after the second, a camera lane, extra AI tokens, and 3% on payments made online.
- What counts as an amenity?
- Anything residents book with its own calendar: a padel or tennis court, the pool, the clubhouse, a barbecue. Free includes two; the Community plan includes as many as you have.
- Why 3% on online payments?
- So that we earn when your community earns. It applies only to money paid through Vicinio for bookings, the shop and holiday rentals, never to the deposit, tourist tax or cash. The payment provider's own fee is passed on at cost.
- Can we add Smart Gate on Free?
- Yes. A camera lane is €79 a month plus €490 set-up, on any plan. Smart Gate is being piloted; you see both prices and agree before a lane is added.
- What is an AI token?
- A small piece of text as the AI provider counts it: translating a message of a few sentences uses about a thousand. The Community plan includes 1,000,000 a month; extra tokens cost €6 per million.
- What is not ready yet?
- An assistant for residents, gate notifications by text message and WhatsApp, guest passes in Apple Wallet and Google Wallet, and budget, fees and balances per home. They are in no plan today and nobody pays for them.
- What happens if we move back to Free?
- Nothing is deleted. The parts that need the Community plan pause until you switch back.
- Can a community leave?
- Yes, at any time, with a full export of its data.
